LAYOUT OF GROUND FLOOR:

GENERAL ENTRANCE (3m2)
Through the portico on the Oude Hoogstraat you enter the general entrance (3m2) on the ground floor, where both the entrance door of the upstairs apartment and that of the retail space are located. The general entrance does not belong to the rented retail space (but the tenant and his customers do have the right of way).

RETAIL SPACE (53m2)
The retail space on the ground floor (GFA of 56m2) is characterized by a beautiful authentic wood-carved facade, containing two large high windows (including a curved corner window), which gives the retail space a lot of attention. There is lighting equipment from the prestigious Modular brand in the 3.30 meter high ceiling. REMARKS
• Although the toilet is equipped with a brand new Sanibroyeur pump, this grinder/pump cannot process sanitary pads and/or cherry stones. It is recommended that you visit the toilet in a Southern European manner (sanitary pads, cherry stones and even more than 5 sheets of toilet paper per visit should be deposited in a toilet bin specifically intended for this purpose).
• Although the combination of both underfloor heating (in the rear) and the air conditioner (in the front) can (also) heat the entire retail space (even with the door open), this combination may not be sufficient in extreme cold. In that case, the tenant should not leave the door open and/or install an (extra) mobile electric heater (available for approximately E150).
• If the air conditioner (which the tenant receives on loan from the landlord) breaks down for whatever reason, it may or may not be repairable. In that case, the tenant will have to purchase and install a new air conditioner himself.
• Entering into a shell rental contract means that the tenant himself is responsible for (the maintenance of) all installations (the air conditioner is not part of the rented property).
• The general entrance (which does not belong to the rented property) is shared with the upstairs neighbors. This layout has the advantage that the tenant can use the entire facade width of the store as a display window.
• Although the roller shutter does fall over the keyhole (and therefore the shop door can not be opened by burglars), the roller shutter does not reach the ground. Because of this, the roller shutter does not look nice.
• Since there is only a gas meter (in the retail space) for the entire building, there is no gas meter that registers the tenant's consumption (for underfloor heating). Payment for this is therefore made by means of a flat fee of E200 per month to the landlord.
• There is a gas meter (in the retail space) that registers consumption for the entire building, BUT there is no intermediate gas meter that registers use for the upstairs house, therefore the consumption of the tenant of the retail space cannot be properly calculated. Payment for the gas (for underfloor heating) is made via a flat fee of E200 per month to the landlord (at the current gas rate). If the gas rate changes, the flat fee change accordingly.
• Since there is an electrical meter (in the retail space) that registers consumption for the entire building and since there is an intermediate electrical meter that registers usage for the upstairs house, the tenant's consumption can be calculated. You will have to make a monthly advance of E200 to the landlord, which will be settled by the supplier in the final bill (the tenant can choose the supplier).
